The advertisement states that the area of ​​the apartment is 165 "squares", and regarding the interior they write that "everywhere only natural marble in large pieces" and "wooden panels made of Italian stained oak - brought from Italy".

The TSN.ua website found out how realistic the offer is and who needs it during the war.

"Such an apartment is not the only one in Kyiv, they also happen in other cities. The only thing is that I have doubts about the reliability of the information about this object, based on the license plate in the photo. There are various agencies for the sale of real estate, there are quite a few of them in Kyiv. They they publish some kind of "deceptions" - an object that does not exist, or just a photoshop from some glossy magazine. Maybe someone is really selling this apartment, but you need to look for the original source of information and communicate with the owner's representative," Serhiy tells TSN.ua Kurganov, practicing realtor, general director of the Prostor real estate association.

However, the specified apartment is real.

As Serhii Kurganov explained to us, this is a design project.

There should be supervision of the agency's management, without this no one will allow a newcomer to sell such an object . Most likely, this is just a "luring". If they immediately agree, then the apartment is really sold, and if they start "driving a goat" - postpone the viewing to other days, refer to the lack of keys, then it's just attracting attention and nothing more," says the specialist.

Kurganov adds that such apartments are often sold in the capital and other large cities.

"Such apartments are sold not because a person needs money, but because the real owner does not need it. To maintain such apartments, you need to spend significant funds, which the owner may not have if the apartment was inherited, for example. Enough is enough. often people invest in such apartments, and then try to sell them. As experience shows, it is difficult to do this - you need to evaluate the property, prepare a whole package of documents. And such an apartment is quite difficult to evaluate. And a possible buyer will try to lower the price," he explains. specialist.

By the way, the price of the apartment announced in the ad is not a record.

There is information on the Internet that an apartment in this same building is being offered for $1.9 million.

According to Serhiy Kurganov, there are many luxury houses for sale near Kyiv, the prices of which are also sky-high.

"The parents had a lot of money and common sense - they built it all, maintained it, and then the real estate passed to the children. They didn't follow the estate, and then they remembered that it was there and decided to sell it - they made up their own price. But these prices are not always are adequate. For example, if no one has taken care of the house for several years. Yes, it looks good, but it already needs significant capital investments for repairs," concludes the expert.
