The cost of renting apartments from August 2022 has increased to 40%, and renting the desired housing has become a real problem.

The search can last up to two weeks, and in some cases up to a month.

€500 for a guest house of 18 m2

Before the mass arrival of Ukrainians to Warsaw, you could rent a two-room apartment here for 2,500 zlotys, but now it is difficult to find a one-room apartment or a studio apartment for this money.

In Poland, a two-room apartment with a shared kitchen-living room and a separate bedroom is considered a two-room apartment, and a three-room apartment with two separate bedrooms and a kitchen.

In one-room apartments, there will be only a separate shower and toilet, and the guest house is an analogue of a Ukrainian guest house.

According to local standards, 70 m2 is considered spacious, and most premises for rent (that's what the Polish word for an apartment) is only 35-50 m2.

And these are most often two-room apartments with a tiny bedroom.

According to realtor Agnieszka Veslovska, you can rent a small apartment for a family of three in Warsaw for 4,000 zlotys.

On average, the competitive price now starts at PLN 5,000.

In contrast to Ukraine, the price of housing in Poland does not depend too much on the area.

Here, apartments are chosen depending on the place of work or study, so for the same money you can settle both on the outskirts and in the center.

20 people for viewing and competition

"We were looking for an apartment in the capital for 17 days, and not because we are so picky," shares Hanna Galaguz, an immigrant from Zaporizhia. what surprised me the most was how detailed the owner asked about everything. For example, I was asked a lot about my children, relatives, I even had to tell my grandmother's biography. Just like in a good interview."



Competition for housing rent for Polish owners is a normal practice.

Most often, viewing is scheduled here for everyone who wants to, and then the owner decides who best meets his requirements.

Sometimes the number of willing people at such viewings reaches 20 people and the viewing turns into a real quest.

As a rule, the tenant can receive feedback from the owner only the next day.

"The basic conditions for renting an apartment today are a one-year rental agreement, the existence of an employment contract in Poland or the provision of financial statements for the last three months, legal stay in the country for the duration of the agreement (residence card, UKR status for immigrants), but the main in that most landlords want to rent housing only on the condition that you hire an occasional person. This is a special notarial agreement, according to which another guarantor provides you with an address for eviction in the event that you stop paying for housing, "says realtor Agnieszka Veslovska.

According to the Polish agent, the owners do not have a prejudiced attitude towards Ukrainians, but due to the fact that it is problematic to evict the non-payer from the apartment, the demands have become stronger for everyone.

Previously, most of the owners rented housing under a regular contract, and the condition of hiring a casual one has gained popularity in the last six months.

New business for locals

Hanna Galaguz believes that she was very lucky to rent an apartment without a notary contract, because it is difficult to find someone who will vouch for you in Poland.

However, there are already a number of agencies that offer to buy a disposal address for PLN 500.

There are many such services on the Internet, and they are increasingly being offered by realtors from Belarus or Ukraine.

"This is not against the law, because the addresses actually exist. As a rule, these are hostels or old housing stock, where the non-payer is unlikely to go. And the owner will make money on an empty place. So, without an occasional condition, it is practically impossible to evict a non-payer. That is why Poles are so worried." - says realtor Yuliya Chekhovska.

They do not evict in winter

A Polish agent won't tell you this, but according to a standard rental agreement, a landlord can't evict non-payers if the arrears don't exceed two full payment periods.

Only after that, you can terminate the contract in writing, giving the tenant a month to repay the debt.

Even bailiffs cannot put pregnant women, disabled people, and minors with the status of unemployed on the street until they find another place to live.

The search usually takes 6 months.

In addition, the owner cannot terminate the contract early in the cold season.

The owner's dream is a single person or a couple without children, because evicting minors even from their apartment is not an easy mission.

And despite the fact that many Poles have pets living in their houses, they want to rent housing to people, without animals.

But if the owner agrees to take you with a dog or cat, he will definitely ask for his photo before the meeting.

Sometimes, in order for you to be accommodated with animals, you need to leave a deposit more than the one that was declared in the ad (a deposit in case of damage to the property).

However, those who rent an apartment in Poland should be prepared for the fact that utility bills here are higher than in Ukraine and vary greatly in different buildings and districts.

Yes, sometimes you can pay PLN 1,500 rent (utility fees) for a 40m2 apartment in a good complex.

But often the rent is included in the payment, and the tenant only has to pay the meter readings.

On the other hand, apartment owners rarely visit here, and most often it is enough just to transfer funds to the account on the required date.

The lease agreement in Poland is signed without seals and has full legal force.

Despite the fact that it is difficult for most to pay astronomical sums for housing rent, the segment of premium real estate for the chosen ones is flourishing in Poland.

But the cost of housing there ranges from 288,000 to 2.26 million euros.

In general, the cost of renting a house in Warsaw, Poznan, Krakow and Wroclaw does not differ much.

But if you want to save, it is better to choose housing in small cities or suburbs.

Katowice, Szczecin, Glewice, Lodz will already be much cheaper, and renting an apartment there is much easier.

The bright interior and the 100m2 area are not typical for Warsaw.
