In November, UBB gathered over 350 guests at a special event, including owners and managers of credit brokerage companies, real estate agencies, builders, investors and insurers.

Within the framework of the meeting on the topic "Trends in the real estate and mortgage market", Borislav Gostev, head of the "Management of trading partners" department at UBB, shared information about the past nine months of 2022.

According to BNB data, mortgage loans in the amount of BGN 4.9 billion were granted in the first nine months of this year, which is a growth of 27% compared to the same period last year, when this amount was BGN 3.8 billion. The data of BNB includes not only loans for purchase, but also those for refinancing loans from other banks.

According to data from the Registration Agency, 24,000 new real estate transactions were registered in the city of Sofia over the past nine months, which represents a 4% drop compared to the same period last year.

11,863 mortgages were registered, and this number forms more than 34% of the total number for Bulgaria.

This statistic is also confirmed by UBB data, where 40% of the mortgage loans granted are for properties in the capital.

According to UBB data, the average amount of a housing loan this year in Sofia is BGN 234,000, which represents an average financing of 69% of the price of the properties.

Regarding the types of lending - 74% are for the purpose of purchasing a property, 4% for current needs, 22% for refinancing.

Residents of Sofia prefer longer terms, as 64% of loans are granted for a term between 21-30 years.

Most often, customers between 30 and 39 years of age, who are 54% of all borrowers of the bank, buy properties with a mortgage loan.

For another year, the category of loans granted to customers with the highest monthly incomes (over BGN 3,500) or a total of 42% of the capital's residents is the most numerous.
